Since 1999 I've consistently worked as a maintenance technician, fix and flip onsite contractor, landlord, property manager, real estate agent, appraiser, handyman. I've owned rentals, completed over 100 fix & flip rehabs from start to finish and lived as a tenant for both independent landlords and small to mid sized property management companies.

I observed how others operated their businesses and themselves. I made lots of mistakes, was on the receiving end of other's mistakes, made money and lost money. Maybe you can relate?

I understand tenant maintenance through the lens of the technicians who do the work, the employee who manages it, the tenant who receives it, the person processing invoices and of course, the property owner who ultimately pays for it.

I turned 50 this year. I figured now's as good a time as any to share (and hopefully profit from) the resources I created for my own internal use, all designed to eliminate wasted effort and money.

Using AI and other online apps, I've automated all of my back and forth tenant communications (phone & text), eliminated most of the repetitive data entry tasks and lastly, automated the screening & training of maintenance technicians.

For the last 27 years I've been involved with rental properties and fix & flip projects. AND I dug deep to learn how to best use this amazing AI technology. Most people play with AI like its a toy instead of using it to solve their repetitive business problems and bottlenecks.
